Homes we've built.
"We don't build houses. We guard visions."Trapper Roderick
Most custom homes get compromised before anyone breaks ground. You draw something you love with an architect, it goes out to bid, the cheapest number wins, and that builder starts working out what to take out of it. You end up owning an expensive property instead of the house you drew.
We work the other way round, because a house you own is one thing and the place your kids come back to at Christmas is another. The second one is what we are actually building, and it only survives if somebody protects the drawings all the way to the keys.
What we're on the hook for.
The budget you sign is the budget you pay.
93% of our homes finish within 5% of it. Most builders manage 60 to 70%.
Nothing gets cut out of the design.
We price the architect's drawings line by line with our subcontractors before you sign, so there is nothing left to quietly remove once the work starts.
The house holds up to a Wasatch winter.
Every home we build passes its air-tightness test. At 7,000 feet that is the difference between a warm house and a heating bill.
Trapper runs your job, not twelve others.
We take on a few homes at a time. It is why every client we have built for would hire us again.
How a build actually goes.
The Vision Meeting
Bring the lot, the drawings, or just the idea. Trapper tells you what it honestly takes. No pitch, and worth your time even if you never hire us.
The Alignment
Client, architect, engineer and interior designer at one table, agreeing on what is buildable and what it costs while everything is still on paper.
Preconstruction
We price the drawings line by line with the subcontractors who will do the work, and put together the design review package for your jurisdiction.
Construction
We build it as drawn. One point of contact throughout, and the schedule you were given in preconstruction is the schedule we keep.

What the families said.
"Roderick Builders protected the integrity of the design at every stage. The home we moved into is the home we imagined. Nothing was lost between the drawings and the finished work."

"The process felt calm, organized, and intentional. We always knew where the project stood, what was coming next, and why each decision was being made."

Questions we get asked.
What does a custom home in Park City actually cost?
Custom mountain homes in Park City and the Wasatch Back run from about $500 to $1,200 per square foot depending on the lot, the design review requirements and the finish level, and estate-tier work in Deer Valley, The Colony, Glenwild, Tuhaye and Wasatch Peaks Ranch runs to $2,500. Most of the homes we build land in the $650 to $850 range, so a 5,000-square-foot house usually means $3.25M to $4.25M in construction cost, before land. We will give you a real number for your lot and your drawings in the first meeting.
How long from first conversation to moving in?
Four to twelve months in design and preconstruction, then fourteen to twenty months to build. The design phase is where the schedule is actually won or lost.
Which permits do I need, and from whom?
It depends on the lot line. Park City Municipal and Summit County are separate planning departments, and Wasatch County is a third. You may also need grading permits, utility connections, and HOA or club design review in a private community. We handle all of it.
Can you build through a Wasatch winter?
Yes. Winter work at altitude needs heated enclosures for concrete, snow management and a schedule that accounts for both. We build year round and sequence around the weather rather than pretending it is not there.
I don't have an architect yet. Is it too early to talk?
No, that is often the best time. Bring the lot, the drawings, or just the idea, and we will tell you what it takes and who you should be talking to next.
