Built to Outlive Us: The Five-Generation Logic Behind Every Roderick Build

The first house in our family record was a brick commercial block in Salt Lake City, framed in 1925 by the Jacobsens. Brick. Steel. Heavy timber. A flat parapet roof that has not leaked in a hundred years and three remodels. The building still stands. It still pays rent. It is on its third tenant.

The most expensive home our family ever delivered — a Brentwood estate completed in 2015, north of forty million dollars in finished cost — is rebuilt around a different number. The materials are different. The systems are different. The architecture is different. But the underlying question, the one that runs under five generations of building work, is exactly the same: how do we build this so that the people who own it in 2125 will say the same thing about it that we say about the 1925 building today.

That question is not the question most builders are answering.

What "Built to Last" Actually Means

Most of what is sold as "built to last" in the luxury custom home category is a marketing claim, not a design decision. It usually means: better windows, harder stone, deeper insulation, a longer warranty. All of those things are good. None of them, individually or together, gets you to a hundred-year house.

A hundred-year house is built around a different organizing principle. The principle is that the structure, the envelope, and the systems are decoupled, and the most expensive of the three is also the longest-lived. A speculative builder gets these three priorities backwards. They build the cheapest possible structural shell, install the most expensive-looking finishes, and rely on the systems — HVAC, plumbing, electrical — to deliver the actual performance. When the finishes go out of style in twelve years and the systems fail at fifteen, the house has no underlying bones to fall back on. It gets gutted, or it gets discounted, or it gets demolished. We have seen all three within a five-mile radius of our own Park City office.

A Roderick build inverts that order. The structural shell is the most expensive line on the budget — heavy-timber and steel, glulam and engineered LVL, foundations sized for snow loads we will not see in our lifetimes, lateral systems engineered for a seismic event the geologists keep telling us is overdue. The envelope — the air barrier, the insulation, the windows, the roof assembly — is built around the assumption that no one will open this wall for the next eighty years. The systems — radiant lines, electrical home-runs, plumbing manifolds — are designed so that any one of them can be replaced without touching the other two, and without opening a single wall. Mechanical rooms are oversized. Conduit is run in chases. Service bays are accessible.

The finishes — the part the magazine photographer shoots — are designed last. They are the part of the house that gets to change. Cabinets refaced in 2055. Stone re-honed in 2070. A great room repainted three times before our grandchildren are old enough to drink. The point of the architecture is to give the finishes a foundation worth re-applying to.

The Five-Generation Inheritance

This way of thinking about a building did not start with us. It started with our great-grandfather's family, the Jacobsens, in commercial work in Salt Lake City in the 1920s. Jacobsen Construction is still operating today — a hundred-and-one-year-old commercial general contractor that has put up some of the most durable buildings on the Wasatch front. The Jacobsen discipline is a commercial discipline: a building that has to perform for tenants for fifty or a hundred years before it pays out. Maintenance windows matter. Service access matters. Material selection matters. Aesthetic trends matter much less than they do in residential. A 1925 commercial brick parapet that does not leak in 2025 is the proof, not the marketing.

That discipline moved into residential through Travis Roderick's career in Los Angeles. Over forty years, Travis has put up nearly $1B of luxury residential work, including the Getty House in Brentwood, the 9199 Thrasher Avenue estate above Sunset, and the 864 Stradella Road property in Bel Air. The LA work is the test case for how commercial-discipline thinking holds up in residential at the very top of the market. The houses are larger, the finishes are more expensive, the architects are more demanding (Thomas Juul-Hansen, Paul McClean, Marc Atlan, Magni Kalman). But the underlying logic is identical to the 1925 Jacobsen logic: structure first, envelope second, systems decoupled, finishes last.

What we have done in Park City is take that logic and rebuild it for a different climate. Los Angeles asks for seismic engineering and a comfortable summer; the Wasatch asks for snow load, freeze-thaw, ice damming, sub-zero comfort, and wildfire resistance. The systems are different — radiant in place of HVAC-dominant, hydronic in place of ducted, triple-pane glass in place of double, exterior-of-sheathing air barriers in place of interior. But the discipline transfers cleanly. A Roderick Builders home in Promontory or The Colony or Deer Crest is the same family of building as the Brentwood and Bel Air work, translated to a climate that punishes more honestly and a clientele that asks better questions.

What This Looks Like on a Drawing Set

The five-generation logic is not abstract. It shows up in specific, drawable decisions. Here is what it looks like on a current Park City project:

The structural drawings are over-engineered on purpose. Our snow load designs use the higher of the published ground snow load and the historical maximum recorded at the closest USU snow station — typically a 15–25% margin above code minimum. Foundation walls are eight inches thick where six would pass; engineered wood floor joists are 16 inches on center where 19.2 would code-comply; glulam beams are upsized at the long spans. The cost premium for over-engineering the structure on a 6,500 sq ft mountain home is approximately $45,000–$80,000. It is the single best money on the budget, because every other decision in the house gets to assume the bones will not move.

The envelope is designed for an eighty-year wall opening. We assume the wall will not be opened again in our client's lifetime. That means: exterior-side fluid-applied or self-adhered air barriers, rigid mineral wool exterior insulation, drainage planes that work whether or not anyone remembers to maintain them, flashings detailed for thermal cycling at altitude, fenestration sized for the orientation rather than the spec sheet. We do not install wood window frames that will rot in twenty-five years. We do not install builder-grade flashing tape that will fail at year fifteen. The envelope assumes the climate will get harder before it gets easier, and that maintenance will be inconsistent.

The mechanical room is twice the size you'd expect. A typical 6,500 sq ft Park City home gets a 150 sq ft mechanical room. Our spec is 220–280 sq ft, with a separate manifold wall, a dedicated water-quality bay, a clearance zone around every piece of equipment for service, and a 200A subpanel locally so that a future electrical upgrade does not require an attic crawl. The mechanical room is the most-replaced room in any home over a hundred-year arc. We design it to be replaced.

Every system has a service door, not a punch-out. Plumbing manifolds get a hinged access panel. Electrical home-runs terminate in a labeled load center with 20% spare capacity. The radiant manifold has shutoffs at every loop. The ERV is accessible without ladders. None of this is exotic. All of it is the difference between a $4,000 service call in 2050 and a $40,000 drywall-and-flooring rebuild.

The roof assembly is detailed to be re-roofed without a structural rebuild. Standing-seam steel over a true ventilated cold roof, with a self-adhered ice barrier the full eave-to-ridge distance, on a structural deck sized for the assembly. When the steel skin needs replacement in fifty-five years, the deck and air barrier are still there. The next owner is buying the roof, not the roof system.

Why This Is Worth Paying For

The five-generation logic costs more on day one. Roughly 8–14% above a comparable luxury build that does not run this discipline. On a $5M Park City home, that is $400,000–$700,000 of structural and envelope premium that does not show up in the listing photos. We have lost prospective clients over that number. We will lose more.

What we tell the clients who ask: the premium is not for the structure itself. The premium is for the option value the structure gives every future decision in the house. A house with a 1925-grade structural shell can take any kitchen renovation in 2060. A house with a 2026-spec envelope can take any HVAC technology change between now and 2080. A house with a 250 sq ft mechanical room can absorb the next two waves of residential electrification without an attic invasion. The premium is the price of optionality across an eighty-year ownership arc.

There is a second answer, which is harder to put on a spreadsheet. A house built to outlive its owner is a different object than a house built to sell. It is engineered against a longer horizon. Its decisions are quieter. Its silhouette is less interested in fashion. Its rooms are sized to the people who will live in them, not the photographs that will sell them. We have noticed, across five generations of work, that the houses that outlast their owners are also the houses the owners loved most while they lived in them. The two qualities are not separate.

What Five Generations Has Taught Us

If you compressed the lessons of a hundred years of Jacobsen commercial work, plus forty years of Travis Roderick LA luxury residential, plus the eight years of Roderick Builders Park City work into a single page, you would arrive at four convictions:

One: structure is the architecture. Everything visible in a house — the finishes, the fixtures, the millwork — is a function of decisions you cannot see. A magazine-worthy interior over a compromised structural shell is a piece of stage scenery. A well-engineered shell with modest finishes will look better in forty years than a poorly-engineered shell with extraordinary finishes. The discipline is to spend the money where the eye does not go first.

Two: the building tells the truth about itself eventually. A blower door tells the truth. A snow load tells the truth. A radiant manifold tells the truth. A foundation tells the truth. The honest builders in our family have always been the ones who treat the testable measurements as the real grades and the marketing copy as background noise. The unfavorable measurement is the one to chase down, not the one to argue with.

Three: the worst question to optimize for is the listing price. A house built to maximize the next-eighteen-months resale comp gets one set of decisions. A house built to be loved for fifty years and admired for a hundred gets a different set. The two sets overlap less than the industry pretends. We choose the second set, every time, even when the first set would have sold faster.

Four: a house is a piece of architecture, but a building practice is a way of seeing. Five generations is not a marketing claim. It is a way of looking at a wall section, a snow load calculation, a window placement, a mechanical room layout. Every project we deliver is the next chapter of a long argument about what a building should be — an argument that started a hundred years ago in a brick commercial block in Salt Lake City, ran through forty years of Los Angeles luxury residential, and is now being made in the mountains above Park City. We did not invent this discipline. We inherited it. Our job is to be worthy of it, and to hand it to whoever comes next in better shape than we received it.

The Bottom Line

A house is the longest-lived object most families ever commission. The question worth asking — not just at the start of a build but at every decision inside it — is whether the house will be loved in the year your grandchildren inherit it. The houses that get that answer right tend to share a few qualities: a structural shell engineered for a climate harder than the one that exists today, an envelope detailed for a wall that will not be opened again, systems decoupled and serviceable, finishes restrained and re-applicable, and a builder who is in the long game by inheritance, not by claim.
