The Challenge
A commanding lot at the entry to Benloch Ranch — and an owner who didn't know what to do with it. The land was big, but most of it climbed a steep hillside across the back. The question wasn't just what to build. It was how to turn a difficult slope into a real return.
The Roderick Approach
Working with Jewkes Design, we pushed the home as far back on the lot as possible and built it up into the hillside. That one move created something almost unheard of in a mountain community: a massive, flat backyard off the third level — nearly a soccer field of usable ground — with a generous front yard to match. Sixteen-foot sliders open the home toward the street, so it showcases itself the moment you enter the Ranch. And the owner? He started in a mediocre position with a lot he didn't understand. Our guidance turned it into a home he could sell or hold as a rental — and a solid return.
